Terms & Conditions
Discounts
- Returning guests should always contact me for a 10% discount.
- Long Stay Discount: 10% if the booking is for longer than 2 weeks.
Booking Conditions
- The Tropical Beach House is rented as a whole complex regardless of the number of occupying guests. I don't offer individual room rates.
- I need to receive a 25% deposit to confirm your booking.
- Normal arrival time is after 3pm on booking start date.
- Latest departure time is 11am on booking end date.
- The balance will be collected 8 weeks before the booking start date.
Cancellation Conditions
- The booking deposit is always non-refundable and the cancellation charges are as follows:
- 35 to 70 days before arrival: deposit + 20% of balance.
- 21 to 34 days before arrival: deposit + 40% of balance.
- 7 to 20 days before arrival: deposit + 60% of balance.
- 0 to 6 days before arrival: deposit + 100% of balance.
Rates Include:
- Cleaning & housekeeping service (alternate days should you require it).
- Normal use of all amenities: electricity and internet usage, air-conditioning, hot water, gas.
Rates Don't Include:
- Airport transfers: US$95 to US$165 each way payable locally for an air-conditioned van depending on your group size and vehicle requirement. Please request this when you make your booking.
- Meals: although they can be arranged for a small local charge.
- Heavy electricity consumption: to encourage our guests to use electricity wisely (not leaving AC on with the doors open, etc) a heavy usage tariff of Rs100 per kWh will be levied. Usage below 50 kWh per day will be freely included in your rental fee.
- Internet access is capped at 3Gb per day. Usage above this will be charged at Rs1,500 per additional 5Gb.
