This villa by the sea was the most satisfying one of our trip. There is a large swimming pool in the front garden. Sitting at the pool watching the sunset and listening to the waves made me feel so relaxed every day. 300 metres up from the villa is a surfing school, which is a great place to learn surfing. The water in the swimming pool is kept very clean. There are a lot of buses and tuk tuks on the road behind the villa. It is very convenient to go anywhere.

It was our last day in Hikkiduwa and we couldn’t have asked for a better way to end it than to spend it at the Tropical Beach House. We really enjoyed our stay at the accommodation. It was very spacious and well-equipped. The beach was beautiful, even if its not possible to swim in the sea because of the huge waves (but we even enjoyed the waves!) It‘s quiet and relaxing and just a few minutes ride with a tuk tuk to get to the busy centre. The staff were really helpful, with arranging breakfast or renting a scooter. Thank you for everything!

We stayed at this fabulous villa for a week over Christmas. It was everything I hoped it would be and more! The beautiful beach front location is perfect, sitting on a wide and relatively quiet section of the beach. The villa was spotless, as was the pool which was cleaned daily. The staff that look after the Villa were lovely, they really looked after us and cooked breakfast and some evening meals when we requested them, all delicious, the highlight being an amazing seafood BBQ on Christmas Day. There are loads of beach bars and restaurants but our favourite was Cafe Thambili, a very short stroll away from the villa which served delicious fresh food and the best mojitos! There is lots to do and see. The highlight for our 10 year old was feeding the turtles in the sea! Our teenage boys particularly loved the Villa with it’s beach front location and had a couple of surf lessons from the nearest surf school. Thank you Tropical Beach House Team for a truly memorable holiday, we hope to return!

Serene, this charming beach house is located just far enough out of Hikkaduwa to avoid the crowds and loud music of the tourist scene but close enough to walk barefoot on the beach to get there. While sitting poolside on the comfort of a lounge chair, you can watch and hear the waves crashing and treating you to one of the most beautiful sunsets you are likely ever to see. This place is perfectly suited for families, of friends traveling together but still not too big for a couple. All that said, it isn't the top reason I'd recommend you book here. The staff at the beach house is on par with the most luxurious hotels but done in the perfect beach casual manner. Mahinda, the manager, wants this to be a vacation of a lifetime for you and your family. Like the best of the concierge, he customizes your experience and makes all the needed arrangements. The house lady will treat you to any meal you'd like prepared while visiting for a small charge, I highly recommend the local style breakfasts. We didn't eat better curry at any restaurant we visited while in Sri Lanka than she prepared for us. There is also an extremely friendly attendant to handle any small issues and night time security. Tuk Tuks wait right across the street to take you anywhere in Hikkaduwa for a $1.50. Have no doubt about this one, its amazing from every angle. Book now!

Beautiful location, every day we enjoyed the view, the ocean and the air. The villa is very good, has everything you need, the pool is cleaned daily and there is night guard. Cleaned daily. There is a washing machine, hairdryer and iron. The kitchen has the necessary cooking utensils. The internet worked very well. I would recommend this option to my friends.

Our family really spent great in the beach house! Everything was exactly what we wanted! Mahinda and the staff are wonderful. Sagerika cooked very well and many of the days we chose to have dinner at the house and all of the breakfasts! She can prepare wonderful curries, coconut sambol, hoppers, roti etc. Mahinda made a wonderful trip to Galle and the surrounding area! Night security and pool cleaning staff are good guys too! All the time we spent superb!

If you are looking for a place that is self-contained and right on the beach, then go ahead and book this place! We stayed here for 5 days and had a blast. To start with the property is beachfront, the sparkling pool overlooks the ocean and beach, with comfortable sunbeds, towels and umbrellas to hide away from the warm sun in midday. The kitchen is well equipped and easy to use with 2 fridges, so no problem if you buy a lot of ice like us. The rooms are air conditioned so can get nice and cool! Beds are super comfy after a long day of sun and sand and the bathroom facilities are easy to use with cold and hot water. The property is centrally located and there are many bars, restaurants, clubs, beach bars, surf clubs, shops, coffee shops, local food grocery and of course my favourite....the fish market where we bought fresh seafood every day for the BBQ. I will highly recommend staying here, it is also a 2-hour drive to the airport, mostly on the freeway so you can sleep comfortably all the way!

We had a fantastic 5 nights at Tropical Beach House. We arrived late and Mahinda and his colleagues met us at the house. We had two days relaxing by the pool, a day in Galle and Marissa whale watching, and a day at Ude Walla National park watching the elephants (I thought it would be too far to go but apart from a 5am pick up it was a painless trip and an amazing experience!) I cannot emphasise the location of this place enough. From the beautiful outside dining area there is a pool, a lawn, and then the Indian ocean. We spent two days doing nothing whilst our kids played in the pool and built sandcastles constantly. Meanwhile Lakmal who lives in the property ensured all our questions were answered, transport was arranged, and was able to arrange for meals to be cooked and a masseuse to attend as well! The kitchen was small and neat and we had breakfasts and picnic lunches in (the supermarket is a short tuktuk away) and ate out or had Sagarika cook for our other two nights. The place is perfect for families. I heartily recommend this property.

We had a lovely time at the beach house, there is loads of space with lots of communal areas and the pool is a good size and very clean. The team were amazing, lots of helpful suggestions.. the best one by Lakmal to suggest we go to the fish market to buy fresh seafood to then be cooked by Sagarika - the fish curry she made us for lunch was amazing! Hope to be back!

We had a really super time at the beach house. It really lives up to its name, because the beach starts literally where the house ends. The pool is easily the best part of the house. Great view of the beach from the water. And great view past the pool into the ocean from the dining table. The rooms are well located, super view straight from the beds to the water. The ground floor rooms have two bathrooms and a common kitchen. Best to get the lady Sagarika to make some local Lankan food — she is exceptional. The upstairs room is very big and a beautiful fourposter bed. The bathroom is spacious and clean. Great view from the balcony. We made full use of the pool and the child in our group had a lot of fun on the well-kept lawn as well. The house is a bit of a walk from the main market area but if you want, walk along the railway line. Very nice. Or take a tuk tuk, the drivers are friendly but negotiate a price (usually LKR 200), Along the beach are several food options, one literally nextdoor — ask for Sampath; he’s a hell of a cricket fan as well! If I were to find fault, the biggest one would be that you would find it tough to get out — the view, the pool and the house are so nice, an entire holiday can be spent here! Expect a super service from an attentive Lakmal and a responsive Mahinda. And of course, the jewel in the crown — Sagarika. Much recommended.

Beautiful place right on the beach with great facilities and an awesome pool. Within walking distance along the beach to bars and clubs, plus a short and inexpensive tuk tuk ride into the main part of hikkaduwa. The staff were excellent, in particular Mr Lakmal. We thoroughly enjoyed our stay, and would recommend to anyone.

We were in Hikkaduwa just for 1 day and we chose to stay at Gavin's place for the night. And I honestly can say that it was a really great decision ! The staff were very nice and friendly, the place was whole clean and tidy, the rooms are spacious and the view.. the view is spectacular :) Especially if you wake up in the second floor :) Also the bbq was great - definitely worth ordering!

It's all been said before, but, from the second I initially contacted Gavin to the very end of our stay (over Christmas & New Year), the whole experience could not have been better. The ease of booking, the transport arrangements (getting from the airport to Hikkaduwa), to enjoying the famous BBQ's and lovely Sri Lankan curries cooked by the house staff, it was all fantastic.
Mahinda was terrific in organising any tours or transport we wanted, even a last minute whale watching on a private boat (yes, you pay more, but 5 of us were on a boat and not with many others). The pool was a great place to come back to after a long drive and a leisurely walk along the beach to any of the (many) restaurants was always a pleasure (much better to walk back after the meal to let the food go down). If you didn't feel like walking, there were always 2 tuk tuks out the front waiting to take you anywhere.br />
We are an 'Aussie' family and travelled as a family of 5 and our only regret was that we should've booked a few extra days. Thanks again Gavin (& Mahinda and staff). We will be back!

The Tropical Beach House is the perfect place if you want a private luxury villa for a reasonable price. The view is fantastic with the beach just a few meters away. The pool area is very spacious and clean. Pool is lit up during evenings in nice colors as well. Rooms are very clean and nicely organized. We were two families with children, and myself. The hosts take very good care of you - I can't recommend this place enough. Five stars - No doubt.

A fantastic villa with plenty of space for up to 6 guests. Very clean and comfortable, it is directly on the beach with amazing views and a lovely 10 m long swimming pool. It is about 2 kms to the main Hikkaduwa centre and there is a lovely walk along the beach passing many beach bars and restaurants. Or you can easily get a Tuk Tuk for just a few rupees.

It was only a one day stay for myself and family, but well enjoyed. We occupied only ground level, but I wish I had further family (couple) to enjoy the self-contained upper floor, and a number more days to enjoy the location, outside dining and the pool. As an expat in Sri Lanka, I will recommend to friends and colleagues. Read Gavin's description - it's not aimed at fussy critical guests... but if you want ambience and outdoor living with your own pool, and the possibility to self-cater, you'll love it!

We stayed at the tropical beach house in January and thoroughly enjoyed our stay there. The staff were friendly and courteous and on call for when you need them. Gavin responds to communications quickly and effectively and is only too happy to provide useful information.
The house itself is located at the quieter end of the beach which for us was perfect, there are restaurants and cafes within walking distance but if you want to go the main part of town then its a 200 rupees tuktuk trip into town (oneway).
The beach outside the house is wide, clean and beautiful and there are no hawkers, the sea is suitable for paddling but there are warnings about swimming on that part of the beach even though we did on certain days when the waves were not too big.
The pool is a great alternative and is kept clean by the pool guy who visits in the morning. We had many fun days lazing by the pool and playing games with the family.
The rooms are comfortable and clean and well equipped with ensuite and a kitchen in each area. My husband and I had the top floor in the main house which in my opinion was the best room in the house, the views are spectacular and the sound of the waves gently take you into a peaceful sleep at night time. All the family said how comfortable the beds were in each of their rooms.
We had a seafood BBQ one night which included fish, chicken, prawns, salad and rice. They even made us delicious spicy sauces which we requested and everyone commented as to how well cooked and delicious the food was.
I would thoroughly recommend this house for family or large groups of friends. I would go back again tomorrow if I could!

Tropical Beach House well-exceeded our expectations! Initially we thought it would be too far away from the main tourist hub of Hikkaduwa, but how grateful we were to come back to the peaceful tranquility after a day of fun in the sun at main beach. With tuk-tuks freely available at your doorstep, we opted to 'go local' and hop on the very frequent buses for all of our trips to and from Hikkaduwa centre. Bus stops in either direction are literally right on your doorstep! What an experience!! The swimming pool is a major attraction and extremely well-maintained. Words cannot describe the breathtaking sunsets while sipping sundowners in and around the pool. Tropical Beach House has everything you need, and is extremely well-maintained. Mahinda is the go-to guy for anything (within reason), and he is only too happy to comply. This is definitely a bucket-list check-off for us!! Thank you Gavin!

We spent four nights at the Tropical Beach House in Hikkaduwa, and it was absolutely ideal for our purposes. We were two families (total of four adults and eleven children ages 1-9), and had plenty of space for sleeping, playing, and relaxing. The house is right on a beach that is clean and not crowded. The surf was a bit too high for swimming for small children, but the pool was clean and a perfect size for everyone to be able to swim and play. The kitchen was well equipped, and the Cinnamon Garden restaurant right next door served delicious fresh food when we didn't feel like cooking. Gavin was very responsive via e-mail, and his local caretaker Mahinda was a lifesaver when we locked ourselves out of the house. Highly recommend!

Super nice and spacious house with a beautiful garden. The pool was for us the highlight of the garden :) The house was clean and equipped with everything necessary (especially the kitchen). The supermarket for food shopping was also not far away (with the Tuktuk 5 minutes). Mahinda the manager was very attentive and helpful!!

On balance, the Tropical Beach House was our most relaxing and enjoyable vacation. Gavin (and Mahinda) were tremendous from prior to arrival to all throughout our stay. We arrived (mom, dad, boys aged 13 and 11) late into the evening, and during a rainstorm to boot. Mahinda and his driver were extremely helpful, accommodating and polite. The driver even stopped off at a nearby grocery so that we could shop and stock up for the evening. The next morning, Mahinda met us at a decent time and had a million suggestions on how we could spend our time. As a family, we rely upon commercial sites like TripAdvisor to give us insight on what to do. Mahinda ended up recommending so many things and places that were close and not on TripAdvisor: we felt privileged to have someone with local insight on beckon call. Every morning started the same, long walks on the beach, stop off for coffee at a local cafe, or maybe some local cuisine for breakfast. Everyone was so nice and always smiling. After long days of sightseeing or touring (which Mahinda always arranged), we retreated to the beach house for a swim and cool off in the pristine pool. What a great add-on - a private pool with beach view. The house, by the way, is very centrally located, with access to all of Hikkaduwa, as well as short trips to Galle or Welligama. Did I mention the art? Vishmika, a local artist, has six or seven paintings on display throughout the house. We loved hem so much, we went to his gallery and purchased a few for ourselves. If we could have stayed longer we would have stayed longer. Thank you Gavin and Mahinda for a truly wonderful and relaxing vacation!

The swimming pool was clean and lit up during the night time creating a wonderful atmosphere. The villa is just in front of the Indian Ocean so we enjoyed the amazing sight of the sea. Tropical Beach hotel made our visit to Sri Lanka quite memorable. Really enjoyed staying at Gavin's place, it offers great beach views, ideal for morning/evening beach walks. Swimming pool right in front of beach is a great spot to relax. It is designed in a great way and location is ideal to get around, not far from Galle and easy access to local shops and restaurants. Outside dining area and sofa arrangement add extra feature to the property Place offers a nice separate room for guide/driver. Gavin and his team were very helpful and approachable as soon as I booked the villa. 6 of us loved spending time at Gavin's place and we'll speak highly of the place. Keep it up, and we ll be back for sure.

We had a great stay at the Tropical Beach House! We are a couple staying there so we used the upstairs area but there was plenty of room throughout the property for a larger group. Cleanliness was fantastic. The pool was gorgeous, huge and really clean! We loved it and it lit up lovely on a night to go for night swims. The view from the property was amazing and the beach was right in front. It was very close to the main bar and beach areas, which were great although a lot were closed when we were there due to low season you could tell if would be great when busier. Mahinda, the property manager was very helpful and responsive. We had breakfast brought to the villa each day, and BBQ on the last night which were all delicious and great value. Communication with Gavin was excellent. All in all a fabulous stay!

Everything was exactly as expected. Great location, great pool and a great beach BBQ cooked by Chandana. We had two very young kids so it was important to have a pool and be close to the beach. This place does not disappoint. Mahinda (the local manager) is great. He took care of our every need and request. We will stay again at some point for sure.

We just arrived back in Denmark yesterday after a lovely month in Sri Lanka. We especially loved our stay in your house in The Tropical Beach House, Hikkaduwa. Everything was perfect and Mahinda was a great help with whatever we asked for. The pool was always clean and well maintained and our two boys loved it. The night guard gave us a good sense of security. We will any time recommend your house to friends and our family!

Excellent Stay!! Couldn't recommend this place more! Perfect location with the villa being right on the beach. With the perfect swimming pool I your private yard! Couldn't express in words how great this stay was! Only a stroll or a short tuk tuk ride away to all the main beach attractions in the city. Will definitely be back to stay. The host takes extremely good of you and a call away for anything that you need.

Excellent house located on a beautiful part of the beach. Close enough to the restaurants and shops of Hikkaduwa yet far enough away to enjoy the peace and quiet if you wish. The house was lovely and clean and Mahinda dropped in a few times to make sure that we had everything we needed. We tried the Cinnamon Gardens Hotel two doors away for dinner on the first night. The meal was lovely. I would highly recommend this house.

We had a great time in your fantastic beach house. The location was perfect and I do hope to stay again at some point in the future. In terms of help, Mahinda was outstanding and we used his driver colleague Janaka a few times. Having been to similar places like Sri Lanka it didn't take long to make a load of local contacts/drivers etc.

Our last day at Tropical Beach House. What a fabulous Christmas we have had! 10 days has been such a luxury here and all our family are loving it. Mahinda is looking after us so well as are all the staff. We have had three curry nights and a seafood BBQ from Chandana and they have been our best Sri Lankan curries. We have taken loads of photos and once we have sorted and shared them when we are all home I will send any that we think will be good for your website.
We set off on tour tomorrow and again Mahinda has organised it and will manage it for us if we have any issues. We have met the driver and seen the vehicle which we are very happy with. We couldn't be happier!

Location location location. Just too lovely. Really a tropical beach house, it is a rare treat to live so close to such a lovely beach at a decent price. The pool was clean, so was the house. Clean sheets and towels were provided plus a fully organized kitchen. We just had to get the ingredients and when we didn't feel like cooking, with Mahinda's help we got a nice Sri Lankan dinner from a restaurant. One night he got a cook to do a seafood barbecue for us, for a charge mentioned in the house manual. A great place for a holiday with kids, between the pool, the sand patch in front and the beach they were happily occupied the whole time. The security at night and the facility of a house cleaner were added touches that we appreciated. It is also close enough to go spend a day at Galle, which is a charming old town. We were a mixed group of 7 adults and 3 kids ranging in age from 60 to 2.5 and all of us enjoyed ourselves.

A dream place to meet up with old friends after 10 years - dazzling sunsets with an incredible beachside outlook. Beautiful boat shaped moons and twinkling starry nights. The accommodation provided all that we required. Good and well functioning toilets and showers. Mosquito nets in all the bedrooms although at the time of the year we visited there didn't seem to be too many around. But we took precautions anyway with coils and creams. Beds were comfortable and the sheets were changed every other day. Having the private pool was such a luxury as the sea is pretty rough and the waves are dumpy in October. It's not sensible to swim immediately outside the property, but only a short walk down the beach, the water was calmer.
We took to taking morning coffee at a few of the bigger beach side hotels but we just kept thinking how lucky we were to have chosen the Tropical Beach House rather than any of the large impersonal hotels. Mahinda was a real delight to get to know over the days that we stayed there and so helpful. He advised us and arranged for a number of extra extravagances like the delicious beach barbecue and a massage day after a long outing. We took a trip with him to the turtle sanctuary and the blue lagoon and Cinnamon Island.
A trip to Galle Fort is only a short bus ride away - a fun adventure in itself - but a haven of peace and calm compared to any other town centre we visited. I would love to keep this place a secret but Mahinda and Gavin deserve so much praise for the delightful and charming environment they provide for their guests. We shall hopefully be able to return one day.

This place is a must!!!We loved the stay at the beach house, it was really nice and relaxing. It's located on one of the most beautiful beaches in Sri Lanka. The transport from the airport was comfortable and fast. Mahinda cared about everything and was really nice helping us to organize our holiday. Darshana, the security guy in the little blue house, made us feel safe and prepared fresh coconuts for us. We ate a really good curry at the house and they cleaned everything after. It was great!

We stayed at this property with our 4 young children, and it was the perfect location on a quiet stretch of the beach.
It is not safe to swim in the ocean, so the small pool was a great touch that we all loved. The kids spent hours alternating between the beach and the pool, enjoying every minute of it. The staff was unobtrusive, yet friendly and as helpful as needed. The hotel next door was also very convenient as their restaurant/waitstaff was happy to deliver meals right to the house and then would come back later to pick up the dirty dishes.
We did all stay in the bottom portion of the house as the bottom and top floors are separate and our children are so young, but we knew that when booking. This house would be perfect for extended families, couples, or friends traveling together who also wanted some personal space, or families with older children that didn't mind the separation. In all, we had a wonderful stay and would recommend!

It was very easy to start fluent and fast communication with Gavin. Even though the landlord himself wasn't on the spot in Hikkaduwa, his local management team were very helpful and friendly, no matter what: we got massage at the house, money exchange with good rate, help with excursions, tasty local food etc. The house was very cosy and fulfilled all our needs. The electricity limit was very realistic. We loved the beautiful sunsets in front of our beach house!

We had a fantastic stay at the beach house from the pre-arrival information and arrangements right through to the follow up from Gavin after our stay. The beach house was well looked after and the location is second to none, just a 5 minute walk up to the busy part of the town with bars and restaurants but far enough out for our bit of beach to be a secluded tranquil hideaway. Gavin's housekeeper was very helpful, on site at least once a day to help with any arrangements and check everything was going ok. He advised us on local prices for tuk tuks, did our food shopping and arranged a trip to see the elephants. The highlight of the holiday was the seafood BBQ that the housekeeper's brother cooked for us on the last night - exquisite food from the lobster to the salad while sat at the end of the garden looking out on to a sea lit up with fishing boat lights and a clear starry sky. Whilst we were four singles the place would be perfect for couples and a few families as each room has its own bathroom and kitchen. Gavin and his team are really welcoming and go out of their way to accommodate your every need and advise you on the local area and customs. Would recommend the beach house to anyone and definitely stay again if I return to Sri Lanka. Thank you Gavin!

We had a great time. Mahinda and the staff were excellent. The property and the pool provided many hours of entertainment, and we walked up the beach for surfing and boogie boarding daily. Other than two day trips, we spent most of our time within a 1 mile radius of the house. It was exactly the type of break we were looking for. Thanks again. Aoife: I can't express how much I enjoyed myself in Hikkaduwa. The house was exactly as advertised and the sun was shining for at least half of our stay, which was good enough for us. Mahinda is probably one of the coolest men on the planet.. Nothing would phase him and I really can't thank him enough for the tours he took us on. We laughed our heads off, took in the view, drank champagne and really just simply enjoyed every minute.
Michelle: The beach house was exactly what it said on the tin and I think we all fell in love with Sri Lanka and can't wait to return. Mahinda made our trip extra special and this guy is a total credit to you!

Renting the Tropical Beach House was amazing! The house is just as described, and with comfortable space for a group of people traveling together. The house is located just a 2 minute tuk-tuk drive outside of the main part of Hikkaduwa, and there were always plenty of tuktuks in the street right outside, so no trouble getting around. The supermarket is also within a 2 minute drive, and so is a lot of great restaurants
We felt very welcome at the house, the manager Mahinda took great care of us, arranging anything we asked for and answering all questions we had about day trips, the area and everything else. Both him and the rest of the staff are very attentive and easy to communicate with. We enjoyed a couple of meals prepared by the cook available at the house, and the food was excellent! The Sri Lankan curry and the sea food barbecue we got were both amazing and can be recommended!
The staff are eager to help with arranging trips, but at the same time they are not intrusive, and you get the house to yourself. There is a security guard on site every night in front of the house, and on the side towards the street there is a locked gate, so we felt well taken care of.
Communication with the owner prior to our stay also went very smoothly, he is quick to respond to messages and questions, and was very helpful in arranging transportation from Colombo to the beach house.
All in all we had a fantastic time, and would strongly recommend renting the Tropical Beach House if you are spending your holiday in the Hikkaduwa area!

Sue and I had a great time. We live very hectic lives and are apart 5 days per week, together on weekends only. So the intention was to chill and do very little..... we succeeded!! We did go to Galle one day and to Yala sanctuary the other.... and saw a leopard and every other animal on the brochure including a Sloth bear so were very lucky. Mahinda, Dilip and the team looked after us very well. Could not fault their service and attentiveness. Thanks again. Mahinda was so helpful and knowledgeable of the area and was able to answer all of our questions! We had a barbecue two nights (I NEVER eat seafood but I actually really enjoyed the shrimps and fish!) I could go on and on about how much of a great time we had!
